Commercial Properties Limited has been developing and managing properties in Eastern Canada for over fifty years. We treasure heritage architecture having developed projects such as the renovation of the Ordnance Building (274 Sydney St) and CenterBeam Place in Saint John which have both received national recognition and numerous awards.   New construction included a regional retail office facility in Moncton for CIBC on challenging soils, Somerset Square office complex – first LEED gold building in Atlantic Canada - and a stand-alone NB Liquor store in Uptown Saint John, implementing their newest retail prototype model.  NB Liquor had been looking for a site/store in Uptown Saint John for about a decade and we were proud to have provided them with their ultimate solution.

Going forward, Commercial Properties owns a number of land parcels and is focused on developing these properties in a prudent manner as well as making select acquisitions of existing buildings in order to grow our portfolio and add value for the shareholders.

We believe in being environmentally responsible in both the development and management of our buildings.  Current programs include adhering to BOMA Best/LEED specifications, energy and water consumption parameters, carbon footprint monitoring, electric vehicle charging stations and full recycling programs including batteries and computers.

 

The Project Manager is the lead on capital replacement of major components of our existing buildings, tenant fit-out and new building construction.  The position will:

  1.  support the maintenance team in completing major infrastructure replacements – chillers, cooling towers, boilers.
  2. Represent the owner when tenants are completing interior leasehold improvements or alternatively managing these improvements on behalf of the tenant.
  3. Manage construction of new buildings by engaging and leading general contractors, engineers and architects.

 

The position will ensure we are continuing to improve on energy efficiency, quality and performance as well as cost effectiveness.  Being creative and looking for unique solutions for common problems, as well as knowledgeable and current with new systems and their performance/costs will be critical to the success of the position

How you will contribute:

  • Own and guide projects from concept to completion (preliminary design, detailed design, planning, scheduling, budgeting, tendering, construction and turn over to operating staff).
  • Develop strong client relationships and act as a lead throughout the project.
  • Chair project and site meetings, resolve issues and coordinate with multiple stakeholders.
  • Report regularly on project status by means of schedule updates, meeting minutes, financial records and other reports.
  • Provide oversight, analysis, and leadership to the change management process, building schedules, payment certificates and other contract or project related administrative documents
  • Review monthly progress claims from engineers for compliance with engineer agreements and recommend payments.
  • Obtain the required project approvals from relevant stakeholders (internal approval, zoning, heritage, etc.) including the review and interpretation of municipal by-laws.
  • Identifying, obtaining and managing environmental approvals, permits or licenses.

What you’ll need to be successful:

  • Minimum of 5 years of experience, representing owners in the delivery of projects of varying size and scope – new building development and capital improvements of existing.
  • Strong knowledge of construction and project management methodologies and practices.
  • A university degree or diploma in engineering or architecture. A Project Management designation would be considered an asset.
  • Skilled ability to facilitate and manage the efforts of project teams - architects, engineers, consultants and contractors.
  • Familiarity with sustainability/LEED design concepts.
  • Broad base of knowledge in building codes, contract law and relevant legislation
  • Strong organizational skills, combined with the ability to effectively influence others and successfully resolve a variety of client, project and technical issues
  • Intermediate proficiency in MS Office, MS Project and MS PowerPoint.
  • Knowledge of the Occupational Health and Safety Legislation
