SUMMARY

The Account Director is responsible for developing, overseeing and executing real estate acquisition, and renewal and disposition strategies for assigned portfolio of properties. Direct reports in this position 3-6. Documentation and paralegal, transactions managers and research analyst report to the Account Director.

At this position level:

  • Portfolios are typically of high complexity and volume
  • People Leadership skills are required
  • Client Relationship Management is a top priority

 

KEY DUTIES & RESPONSIBILITIES

  • Understands clients’ objectives, business drivers and needs in order to develop and recommend real estate acquisition, renewal and/or disposition strategies that meets the clients’ needs and optimizes the value delivered to the client
  • Conducts analysis and develops business cases to support recommendations
  • Executes real estate acquisition, renewal and disposition strategies
  • Develops, recommends and executes approaches to reduce occupancy costs
  • Performs all aspects of real estate acquisition, renewal and disposition activities including but not limited to:
    • Managing all relationships including client, landlord and broker. Acts as primary interface for all transactions matters
    • Researching and recommending real estate properties that align with the client’s real estate strategy and needs
    • Performing market research to understand real estate market trends
    • Conducting due diligence reviews
    • Marketing surplus properties for disposal
    • Conducting property tours
    • Conducting related analysis and preparing reports
    • Executing renewal and disposition activities according to critical dates, and ensuring that disposition-related recoveries and targets are achieved
    • Conducting all related negotiations
    • Coordinating and/or undertaking the preparation of all related documentations and information including but not limited to market information packages, offers to lease, letters of intent, etc
    • Reviewing and negotiating related documentations such as offers to lease, renewal agreements, letters of intent, etc.
    • Ensuring accurate and complete maintenance of all lease transactions documentations
  • Collaborates with relevant stakeholders to ensure all service delivery obligations are met and executed in accordance to all requirements
  • Develops and maintains effective relationships with all relevant stakeholders including but not limited to clients, brokers, landlords and real estate industry professionals
  • Maintains current awareness of industry practices and trends
  • Other duties as assigned

People Leadership

  • Accountable for people-related activities including but not limited to employee engagement, development, performance management, hiring and retention, compensation recommendations
  • Other duties as assigned

Client Relationship Management

  • Accountable for developing and maintaining effective relationships with clients, managing client expectations and ensuring client satisfaction is achieved
  • Position level of client representatives with whom this position typically interacts with include those at the senior management level

Continuous Improvement

  • Recommends, develops and executes strategies to achieve greater efficiencies and effectiveness
  • Develops, recommends, modifies and implements process, tools and technologies

 

EDUCATION, JOB-RELATED YEARS OF EXPERIENCE & QUALIFICATIONS

MINIMUM EDUCATION:  Community college diploma or equivalent training (e.g. RPA, CET)

JOB-RELATED EXPERIENCE:  More than 5 years, up to 10 years

Knowledge & Skills:

  • University or Community college diploma, preferably in business administration
  • Over 5 years of real estate transactions work experience in either commercial or retail sector
  • Expert level real estate acquisition, renewal and disposition strategy development and execution skills
  • Highly skilled at persuading, influencing and negotiating with others to achieve desired outcomes through negotiation
  • Expert level relationship management skills and ability to develop and manage relationships with multiple stakeholders
  • Expert level real estate transactions-related documentations development, application and interpretation skills
  • Highly advanced analytical skills to identify optimum real estate cost structures, pricing and value for the client
  • Strong market research skills along with current knowledge of market trends and conditions
  • Current knowledge of industry practices, trends and requirements
  • Thorough knowledge of real estate legislative requirements for assigned province

Licenses and/or Professional Accreditation

  • Real Estate License for assigned province
  • One or more of the following – preferred:
  • Fellow of the Real Estate Institute from the Real Estate Institute of Canada
