Specific accountabilities

Reporting to the Senior Director, Portfolio Management and Financial reporting, Office, North America, the incumbent is responsible for gathering, tracking and managing financial and asset management information for the portfolio. He or she helps monitor the business plan and annual budgets for each asset, platform and entity for the entire North American office portfolio.

As part of these duties, the incumbent assists the asset management team and interacts with partners/ managers on the floor and certain internal departments.

He or she helps gather and analyze financial information required to execute the unit’s business plan, especially as it pertains to production, distribution and presentation to various entities within the organization.

 

Main duties include the following:

  • Assist the Asset Management team in analyzing the financial and management data necessary to monitor the operational and financial results of properties, based on the behaviour of real estate markets, annual budgets and the business plan;
  • Prepare various analysis, including those related to financial performance and partnerships, as well as the required information to prepare quarterly management reports and quarterly asset reviews;
  • Prepare asset sheets for annual review purposes and participate in deep-dive analysis focusing on specific assets;
  • Help prepare requests for approval from Ivanhoé Cambridge’s partners and managers in line with established processes and policies and legal agreements governing company partnerships and practices;
  • Contribute to the preparation process for annual business and strategic plans;
  • Play an active role in preparing and coordinating annual operating and capital budgets and business plans within specified timeframes;
  • Monitor market data (vacancy/leasing rates, development volumes, price per square foot) in markets where properties are located;
  • Facilitate the sustainability of financial and management systems and data; make recommendations to ensure that systems, tools and processes meet the business unit’s needs;
  • Assist the asset management team in the appraisal revision process;
  • Senior Director in analyzing returns: validate assumptions used in various models, prepare cash flow projections, etc. for proposed acquisitions, dispositions and development transactions for assessment report reviews;
  • Update Argus Enterprise models or validate Argus models when provided from partners/ managers and generate the required information to transfer to Global Fund. Calculate gross and net internal rate of return;
  • Ensure information from partners is entered into internal data management systems;
  • Develop KPI analysis tools specific to business plans;
  • Maintain high-quality business relationships with partners/ managers and act as a facilitator for various internal and external parties;
  • Carry out other tasks as required.
Key requirements
  • Undergraduate degree in finance, administration, real estate or accounting; graduate degree an asset;
  • C.App., CPA and/or CFA designation, or the equivalent, a considerable asset;
  • Three to five years of relevant experience;
  • Keen interest in real estate; solid grasp of core accounting concepts required;
  • Strong financial analysis skills;
  • Ability to liaise effectively with internal and external stakeholders;
  • Proactive, forward-thinking and results-oriented;
  • High level of proficiency in Argus, Word, Excel and PowerPoint;
  • Availability to travel locally and abroad with minimal notice;
  • Availability to work flexible hours;
  • Ability to perform under pressure with tight deadlines;
  • Excellent command of written and spoken French and English; with good business writing skills;
  • Ability to distill and present information effectively; strong attention to detail; dynamic and outgoing;
  • Self-motivated and self-directed with a collaborative team mindset.
